A Texas-based developer wants to build an estimated $120 million apartment tower near the University of Michigan campus. The proposed student housing building could rise 13 stories, according to MLive.

RPM Living is seeking city approval to rezone nearly 1.5 acres off Geddes Avenue, Observatory Street and North University Court, MLive reported. The site sits just east of U-M's new recreation center off Washtenaw Avenue, south of Stockwell Hall and across Observatory Street from Forest Hill Cemetery.

Several structures on the site would be demolished. They include old rental houses and smaller apartment buildings. A house at 1345 Geddes Ave. carries a historical marker honoring seven Black football players known as the "Mellow Men" who lived there from 1970 to 1972 while playing for U-M. The group’s website documents their connection to the house and its historical marker.

The project joins a wave of high-density construction near campus. The council voted 11-0 on March 16 to adopt a Comprehensive Land Use Plan. The city says the plan guides future development but does not itself change zoning. On Monday, Oct. 5, the council unanimously approved initial D1 zoning for a 10th property in a separate high-rise development called The Dean, across from U-M's Elbel Field.
